For the best protection against New York’s harsh winters, we recommend sealcoating your driveway or parking lot every 2 to 3 years. Sealcoating creates a protective barrier against UV rays, water, and oil, which helps prevent the cracks and potholes common in the Albany and Saratoga areas.

For New Paving: We recommend waiting at least 3 to 7 days before driving on a brand-new asphalt surface.

For Sealcoating: You should stay off the surface for at least 24 to 48 hours to allow the sealant to cure properly. Driving on it too early can cause tire marks or tracking.

"Alligator cracks" (small, interconnected cracks that look like scales) usually indicate a base failure. While sealcoating can improve the appearance, it is a surface treatment and not a structural repair. In these cases, we often recommend asphalt patching or resurfacing to ensure a long-lasting fix.

Asphalt requires warm ground temperatures to set correctly. In the Capital District, the paving season typically runs from late April through late October. Sealcoating specifically requires temperatures to be at least 50°F and rising.
